Your Home Selections

Part of the fun of buying a new home is selecting colors and finish materials. Depending on the community, choices will be made at the sales office or a central decor center.

Specification package – Selection Hints

Your Crowne Communities Sales Manager will provide you with a Specification Package that lists the choices you need to make and will promptly schedule time to visit the sales office or central décor center to make your selections.

Please be thorough. Our Specification Package is very detailed. Make sure the selections you make are final. We order our materials & schedule installation based on the data entered in the Specification Package. Our Sales Manager will physically write in your selections in the package, but it is ultimately your responsibility to verify the selections that have been documented on the package are the correct choices.

Double check all color numbers and names. Costly errors happen due to assumptions and incomplete information. Upon completion of this package, you will sign and date the front page and this will represent your FINAL selection . Any changes after submission of the completed Specification package can only be accomplished via change order and payment of the appropriate processing fee.

Decorating choices that exceed the cost of the standard description of materials specified such as those for floor coverings, countertops, light fixtures, etc. will require payment at the time of submitting the completed Specification Package. Such amounts are credited to you as a portion of your overall down payment for financing purposes at the closing.

You are welcome to bring cushions or swatches to the sales office to coordinate colors and view color samples in both natural and artificial light to get an accurate impression of the color.

Limitations are placed on exterior colors based upon the community you are building in to ensure an appealing mix of colors. Exterior color selections are pre-determined professionally coordinated color combinations made by Crowne Communities.

Variations between samples and actual material installed is possible. This is due to the manufacturer’s coloring process (dye lots) and to the fact that over time, sunlight and other environmental factors may potentially affect some of the samples. For example, you may view a particular sample of flooring that the manufacturer still produces, but the likelihood that your sample is out of the same dye lot as being produced at the time we place your order is most likely not exactly the same. Crowne Communities cannot warrant exact matches on colors based upon samples provided, nor can any of the suppliers/manufacturers.

Because no two buyers have the same taste, we reserve the right to place a hold on your selections until your loan has been approved and all contingencies are released.

If any of your selections have been discontinued, you will be alerted promptly and asked to make an alternate selection.

Please retain your copy of the Specification package for future reference. They are very useful for matching paint colors, tile grout, and replacement items in your home.

Sales Center Selections

You will begin to make choices for your new home at your sales office or central decor center. These include selecting items from the standard options list; cabinet stains, colors, hardware; paint colors, etc. In the event you are purchasing a home already under construction, some or all of the selections may have already been made by Crowne Communities.

Time to Complete Selections

All selections must be completed no later than 10 CALENDAR DAYS after receiving your Specification package. The number of days varies based upon the size and complexity of your home. Your prompt completion of these selections will help prevent delays in the construction of your home.

Flexible Options / Changes

Many flexible options/changes are available to you when you purchase one of our homes. We will assist you in any way that we can to make these decisions prior to construction. Your Sales Manager will assist you in determining the cost of any flexible options/changes you may want to add in your home. Any and all options/changes added to your home are finalized prior to commencement of construction. This saves you substantial costs in comparison to implementing the change during construction. These flexible options are per plan and will be provided to you by the Community Sales Manager.

Please keep in mind that to minimize construction delays, most items for your home are ordered well in advance of installation. Once a particular item is ordered, making further changes will involve an adjustment in the planned delivery date and additional costs due to restocking fees, structural changes, plan engineering, TITLE 24 calculations & any other administrative fees. By working within the boundaries of our selection schedule, the high costs associated with changes made during construction can be avoided.

Upon receipt of all costs provided to you on any options requested, you will have 2 calendar days to approve or disapprove of the options requested. To complete your home in a timely manner, Crowne Communities will not begin construction until all selections have been completed. Aside from timely completion of construction, once you have completed all of your selections you can simply relax and await completion of your home.
